HIRT kinetics® SF 90
A retractable glass facade for openings of up to 18 m²
A retractable glass facade for openings of up to 18 m²
What is HIRT kinetics® SF 90?
HIRT kinetics® SF 90 opens the facade through a controlled vertical movement. The glass facade element descends smoothly and disappears completely into a technical space below floor level, clearing the opening across its full width. The system accommodates moving elements with an area of up to 18 m² and a weight of up to 1.5 tonnes. The thermally insulated aluminium sash profile is 90 mm deep. A counterweight balances the panel, while an electromechanical drive provides smooth, quiet movement.
When closed, SF 90 forms a thermally insulated glazed element within the building envelope. When opened, the glass facade descends into the technical space below floor level and clears the opening completely. Because it leaves the sides of the opening clear, a living room, pool or dining area can connect directly with the terrace, garden or landscape.
For architects
Vertical movement keeps the sides of the facade clear and allows the moving glass plane to become part of the overall architectural composition. Space for the panel, counterweight and drive is incorporated at an early design stage.
For the owner
Automated control changes the spatial configuration at a touch. When open, the system creates a broad passage between the interior and the landscape, while the balanced construction ensures smooth movement of the large panel.

Spaces designed for a fully open facade
SF 90 suits spaces where a large facade opening forms part of everyday life in the home. The system connects interior and exterior areas while leaving the adjoining walls entirely clear.
Living room and garden
When open, the system creates a direct passage from the living space to the terrace or garden.
Pool and spa area
When closed, the panel maintains a thermally insulated glazed envelope. Once lowered, the glass facade creates a broad opening to the terrace or garden.
Dining room and terrace
Clearing the opening completely allows the dining room and terrace to become one space for relaxation and entertaining.
Private garage
The glass panel brings in natural light and maintains a visual connection with the site. When opened, it clears a wide vehicle entrance completely.
The system
SF 90 engineering
A large moving facade requires the mechanics, structure and finishes to be developed as one system. Design coordination covers the opening geometry, loads on the slab, technical space below floor level and drainage. A pneumatic sealing system provides weathertightness when closed. Test results confirm Class 4 air permeability, Class C4 wind load resistance and Class E1500 watertightness.
Vertical travel
The glass panel moves downwards and, when open, is housed entirely within the technical space below floor level.
Counterweight balance
The counterweight balances the moving element and reduces the force required from the electromechanical drive.
Profile and glazing
The thermally insulated aluminium sash profile is 90 mm deep. The system accommodates glazing up to 63 mm thick.
System limits
Maximum width and height are each 6 m, although these are separate limits. The moving element must not exceed 18 m² in area or 1.5 tonnes in weight.
Flush threshold
The lower junction is integrated into the finished floor level with no projecting elements. The threshold surface can be coordinated with the interior finish and formed in stainless steel, timber, stone or the floor material itself.
Opportunities
Integrating SF 90 into the architecture
ntegrating HIRT SF 90 begins with the space below the facade opening. The moving panel, counterweight, drive and automation components are housed within this technical zone. Okna Mira coordinates the slab structure, drainage, finished floor levels and facade junctions with the architect, structural engineers and the wider design team.
01
Architectural review
We study the plans, elevations and sections, confirming the opening dimensions, required clear height and intended use of the space.
02
System layout
We define the position of the panel, counterweight, drive and technical zone in relation to the building structure.
03
Construction detailing
We establish the requirements for the slab, technical opening, drainage, facade junctions and final finishes.
04
Project integration
We incorporate the HIRT SF 90 solution into the architectural and construction documentation and coordinate it with contractors and engineers.
05
Installation and commissioning
We install the system, calibrate movement and controls, carry out final testing and provide ongoing service.
Opportunities
Materials for design development
A preliminary engineering review requires plans, elevations and sections showing the proposed opening, together with floor levels and the intended operation. Okna Mira reviews this information against the parameters of HIRT kinetics® SF 90, identifies the principal constraints and defines the information and documentation required for the next stage.
For architects
Share plans, elevations and sections showing the proposed opening.
